  • Fabulous & Functional

It's time to love your stuff again.

I help create truly livable homes that are both fabulous and functional for people with kids, careers and critters without asking them to start from scratch or break the bank.

I grew up in a house where the living room was for guests only. These days that’s not realistic. I want to be able to invite my neighbors in without having to excuse the mess or panic about where they sit their coffee cup. Do I stay up all night scrubbing the floors and putting things away? No. Do I have a maid on call, or even a weekly housekeeper? No.

With our homes, as in all aspects of life, the key is finding a livable balance between our wants and our needs. Anyone can take an empty room, fill it full of new furniture and decorations and walk away. Will it stay magazine ready for life? Probably not, unless you are fencing the room off with a big “DO NOT ENTER” Sign.

If you want a house that is both fabulous and functional, and are looking for some tips and tricks on how to keep it that way call me. It’s time to “love your stuff” again.

  • "There's No Place Like Home"

You don't have to rent or buy furniture, or throw everything away to stage or redesign your home.

    Initial Consultation

Let's get to know each other. Why did you buy this house? Why are you leaving? What are your favorite things about the house? In addition to wants, needs and budget, I feel it's important to know a little about the history of the house and the things you love in order to play up the strong points and camouflage or improve the weak points. How can anyone put a price on something until they see it and know what is needed?

    Occupied Home Staging

You've decided to sell your home. You found a realtor, now what?

You will be staying in your existing home until you find your new home or sell this one. How in the world do you get that "Staged" look everyone is talking about with kids, critters & clutter around? Let me help.

It's important to remember that "Staging" is not the same as "decorating". The goal of staging is to remove all things personal, open up the home to make it look bigger and brighter, and allow the perspective buyers to imagine their things in the house. We want AMAZING photos of your house so we can help sell it as fast as possible for the best price.

Whether it's a consultation to go over things you may need, some help uncluttering and redecorating a bit, or help with ideas on how to give the house a fresh new look, I can help.

    Interior Redesign

Have the things you love gotten lost in the shuffle?

There was a reason you purchased your home and the things within it. Cherished photos, crystal, family heirlooms... and yet you can't see any of the things you love because life has gotten in the way. Perhaps a fresh set of eyes can help. Let me embrace the beauty of your home and help feature the things you love.

There is no need to buy an entire room of new furniture and decorations if you love most of what is already there. We can re-purpose, renew, and renovate what you already have.

    Your New Home

How do you incorporate your furniture into the new house?

A new house does not equal all new furniture. Naturally you may want to buy a few new things, but don't feel like you need to fill the house with all new furniture. It's amazing how many of your things will work in your new home. It's all a matter of repurposing the lovely things you have and finding a new place for them.

A little creativity goes a long way. This is where I come in.

    Organization & Clutter Containment

    Where did it go?

When you can't find your serving tray, your favorite pair of boots, the kids shoes, homework, or the dogs leash, and you know it was "right there" perhaps you need a hand getting a handle on your closets, cabinets and storage space. If you can't find it then you can't use it. I can help.

What will make the biggest impact at the smallest expense??

When I'm not working or spending time with family & friends, I'm hitting the gym, digging in the dirt, traveling, going to estate sales & thrift stores, antiquing, or I have my nose in a book.

I'm originally from Oregon, and although I have lived all over the country, I consider Texas home. I've lived in Texas for about 20 years. This is where I belong. I spent the last 3 years in El Paso. Although I enjoyed it there, I missed the Hill Country and I'm thrilled to be home. Central Texas has so much to offer.

I have owned several businesses relating to event planning, consulting, interior design and business management. "Southern Comfort Interior Staging & Design" is the perfect venue for combining all of my gifts into one package.

When someone walks into my house I want them to feel like they are home. I don't believe anyone should feel they are going to mess things up when they sit down, or panic if they need to set their glass down.

Nothing makes me happier than to see a person's face light up when they see their home with a new look. That's my motivation for doing what I love, and loving what I do .

    What People Are Saying...

    broken image

    Kingsland, Texas

I had to downsize in 2016 from a large two-story house in Cedar Park to a beautifully appointed 3 BR Golf Course home at the Lighthouse Country Club in Kingsland. Judy Sanders of Southern Comfort exceeded my expectations for interior design. She was able to incorporate key pieces of my existing furniture, while tastefully adding new items and fresh décor with just the right touch. My Kingsland home feels cozy and inviting, but it looks uncluttered. She has a terrific eye for placement of furniture and rugs, and also selecting appropriate artwork and wall hangings. I have a large screen flat panel TV in the main living area, and she found a way to make it all blend in perfectly. Especially challenging was the irregular shaped dining room, which has a 270 degree fireplace protruding into it. She was able to position the dining table perfectly, with both attention to aesthetics and functionality. She also arranged all my stemware and china into the kitchen cabinets. I can give Ms. Sanders an unqualified endorsement and hearty recommendation. Her professional level of service and attention to detail was well worth the reasonable cost. I will be happy to have a conversation elaborating on same with any prospective client of Southern Comfort. -Jerry F.

Judy's ability to repurpose and rearrange things from one room to another is uncanny. My giveaway box was empty when she finished, and my house looked fresh and new.

After spending years taking other people’s advice, and looking through countless magazines that got me nowhere, I had pretty much given up searching for that feeling of home that matched my personality. While having a conversation with some co-workers about the interior of my home not being right, one of them told me that I needed to find an experienced professional who knows Interior Design. She recommended that I give Judy [Sanders] a call. That’s the best advice I’ve gotten in a long time.

Judy did some unbelievable magic with items I already had displayed in my home, along with what she called “treasures”. These treasures had been hidden in closets, and the attic for years and I never could figure out how to use them. Simply, she gave them new life. Arranging this, moving that, re-purposing (never knew you could do that with curtains…), and purchasing some extras I needed, Judy made my house a home.

Now, every single time I walk in my door, I smile a little smile that wasn’t there before. Thank you Judy.
